The Common Area Factor

Three most important terms in leasing/renting space are usable square footage, rentable square footage, and common area factor. Together, they determine the amount of your monthly rent.

Usable Square Feet simply means the square footage that is rented to be used exclusively by the tenant. Usable square feet includes private (tenant-only) rest rooms, closets, storage and any other areas used only by the tenant.

Rentable Square Feet  combines “useable square feet” plus a portion of the common area.

The Common Area Factor is a number which refers to shared spaces within a building.  These spaces include common areas such as lobbies, amenities which all tenants of the building use, storage, garbage and storage areas. The difference between usable square feet and rentable square feet is generally between 10-15%, with rentable square feet reflecting a higher amount (cost) than just usable square feet.

Letter From Kim Hinton to Live/Work Artists of 180 Sudbury St

We have confirmed the meeting time and date to discuss the Artist space at 180 Sudbury under Section 37 on Friday, September 13, 2013 at 7:00 pm until 8:00 pm. We will be meeting at 180 Sudbury Street in the Multi Purpose Room. Light refreshments will be provided. The meeting will be attended by Councillor Bailao and Sarah Phipps from the City of Toronto. 

We will be discussing the offer of artist space is as previously described in earlier communications: 

The space being offered is the space currently occupied by Sketch, who will be moving  in the fall. We are pleased to have the opportunity to offer this visible above ground space with windows to the artists of 180 Sudbury on an “at cost” basis.

Please find the “at cost” details attached.

We have prepared the space use agreement for review and it is attached. It will have a minimum term of one year. St. Clare’s will need to be satisfied that artists signing the agreement are able to meet the obligations of such an agreement. A deposit of $500 would be needed by October 15, 2013 to secure the space for December 1, 2013.

We will give the artists 30 days to consider the agreement (Until October 15, 2013) and have right of first refusal on the space until then. After this time we will need to offer the space to another compatible organization for the same terms, because the costs for the space have to be funded.

If there is no uptake by artists at this time, we will consider our obligation to offer this space fulfilled until space in the building becomes available again. Space that becomes available in the future will be offered to the artists on a right of first refusal at the same “at cost” basis.  

The offer of the free concourse level space for artist use remains in place.
